That depends. If you have broken something in your unit, you will be charged for fixing it. If, due to ‘normal wear and tear’ something breaks, you will not be charged. The maintenance department report will indicate to the office whether or not the repaired damage was tenant caused.

Yes. That is stated in the Service Animal Policy and is a City ordinance as well. Also, all animal droppings must be picked up, bagged, and discarded, by the owner of the animal.

AHA insurance only covers our buildings, not your household goods. If you want to insure your contents, please call your insurance company about renter’s insurance. It is not terribly expensive, especially if you bundle it with your car insurance policy.

First call the office to get a form. Once completed, the maintenance department will draw a sketch of where/how the dish can be installed. Only after you have that sketch should you call the company to schedule installation. In some cases, maintenance will need to be on site when the dish is installed so cables can be run underneath the vinyl siding.

As the Harbor House Porch Standard states, you may have two (2) white chairs designed for outdoor use. One (1) table designed for outdoor use not to exceed 24 inches X 24 inches. Potted plants no larger than five (5) gallons and not to exceed five (5) in total. The total will include hanging plants or rail planter boxes. All plants must be in containers designed for planting, not drain on the ground and must not impose on others property. All potted plants must be stored on your porch, handrail or hanging and cannot be left out on the common area. This includes the grassy area around your porch or walkways.

This list is all inclusive and all other items stored on your porch or balcony to include decorations, lighting, banners, signs, bird feeders, etc… will be considered a violation of the lease.

This could be a couple of issues. The original windows in the Hotel have a rope-and-weight system to assist with opening and closing. Sometimes these systems break and need to be repaired. The other situation happens in the fall when, after a dry summer, we get rain and lots of humidity. The wood on the windows swells, making it very difficult to close them.

Because the Wilson Hotel is a Historical Building, as much of the original equipment has to be salvaged/used as possible. The windows are no exception. Placing a towel to block the draft coming in will help.

Area rugs are a great option. Large remnants of carpeting can give you that “wall to wall” carpeted feel – however, you may not permanently install any carpet in your apartment.

No. HUD is very specific about locks and the fact that additional locking mechanisms are not allowed in the event a child or disabled person could get stuck in the room. A suggestion is to use a contact alarm that will sound when the door is opened.

AHA conducts annual inspections of each unit we own. We are checking to be sure everything works the way it should, batteries in smoke detectors and carbon monoxide detectors will be changed, all outlets will be checked to be sure they work. Light fixtures will be checked to be sure there are bulbs in all of the sockets. Toilet, tub, sink will be tested to be sure they drain correctly. Housekeeping will be checked to be sure you are in compliance with the Housekeeping Standards you signed with your lease.

Anything you believe to be dangerous to your health or safety or that could cause serious damage or loss of property. Plugged toilets or sinks. Refrigerator doesn’t work. Oven doesn’t work. Water leaking.
